A hidden gem the world already knows
Bahía Piña sits 240 kilometers southeast of Panama City — but in terms of connectivity, it might as well be on another continent. There is no road that reaches it. The only access is by boat or charter plane. The surrounding wilderness is part of Darién National Park, a UNESCO World Heritage Site and one of the most biodiverse ecosystems on the planet.

And yet, the world of elite sportfishing has known this place for over six decades. The Tropic Star Lodge, founded in 1961 by Texas magnate Ray Smith, holds more than 300 IGFA world records — more than any other fishing resort on the planet. Black marlin, blue marlin, sailfish, dorado, roosterfish: the waters of Piñas Bay are to anglers what the Matterhorn is to mountaineers.

Nexo Living recorded five unique property transfers in 2025 in the Puerto Piña township, Chepigana, Darién — all within the TSL Resort Villas development. The average price was $1,680,000, with the highest recorded value reaching $2.2 million in August.

Each unit spans approximately 8,611 ft², with an average price of $195 per square foot — comparable to the premium segment in San Francisco or Punta Paitilla, but set in pristine jungle overlooking a Pacific bay. All buyers are corporate entities — no individuals — suggesting structured investment or corporate vacation use.

Beyond fishing: the luxury lifestyle play
The Tropic Star Lodge has launched its Residence Villas as an extension of the original concept: not just staying, but belonging. The ~8,611 ft² units with optional private pools aim to capture buyers who already know the destination as guests and want to turn it into a residence or vacation investment.
The luxury infrastructure is already in place. The lodge offers a four-course gourmet restaurant, the Marlin Bar overlooking the bay, a jungle spa, pool, kayaks, paddleboards, and excursions into Darién National Park. Over 120 employees serve a maximum of 45 guests — a service ratio few hotels in Panama can match.
What Panamanians haven't discovered yet
The paradox of Bahía Piña is that its fame is inversely proportional to local awareness. 85% of Tropic Star Lodge visitors are foreigners — mainly North Americans and Europeans. For many Panamanians, the Darién conjures images of a blurry border or impenetrable jungle. Bahía Piña, specifically, rarely enters the national tourism conversation.
The five transfers recorded in 2025 — all to corporate buyers, all between $1.25M and $2.2M — are an early signal of a cycle other remote luxury destinations have followed before: first the world-class resort, then the residences, then price appreciation.
